E agora? Voc\u00ea deve estar se co\u00e7ando ou n\u00e3o? \u201cTiro meu rico dinheirinho das aplica\u00e7\u00f5es para comprar um im\u00f3vel para dar um up na minha moradia, diversificar meu portf\u00f3lio de investimentos, ter um novo espa\u00e7o para meu escrit\u00f3rio ou cl\u00ednica?\u201d. O que fazer uma vez que temos a maior taxa de juros do mundo?<\/p>\n

Vamos separar o joio do trigo! Em 1\u00ba lugar, apesar das altas taxas de juros, boa parte de suas aplica\u00e7\u00f5es s\u00e3o corro\u00eddas pela infla\u00e7\u00e3o, taxas de administra\u00e7\u00e3o, tributa\u00e7\u00e3o, etc, etc. Nem sempre o que reluz \u00e9 ouro. Independente do im\u00f3vel e salvo exce\u00e7\u00f5es, o momento atual \u00e9 \u00fanico, assim como foi \u00fanica a alta aguda nos pre\u00e7os poucos anos atr\u00e1s. Essa queda intensa tamb\u00e9m dever\u00e1 ser bastante improv\u00e1vel no futuro, ent\u00e3o, \u00e9 hora de agir! Crises n\u00e3o duram para sempre, s\u00e3o c\u00edclicas, assim como \u00e9 c\u00edclico o mercado imobili\u00e1rio.<\/span><\/p>\n

Um bom exemplo disso s\u00e3o alguns excelentes im\u00f3veis, em \u00f3timas localiza\u00e7\u00f5es e com bons contratos de loca\u00e7\u00e3o: em m\u00e9dia \u00e0 0,75 ao m\u00eas. Nesse momento de crise, com escassez de capital e\/ou capital car\u00edssimo, vender seus cobi\u00e7ados ativos \u00e9 uma alternativa muito interessante para ambas as partes, vendedor e comprador. Al\u00e9m de uma boa renda mensal em seu portf\u00f3lio, protegida da infla\u00e7\u00e3o pelo indexador do contrato de loca\u00e7\u00e3o, a valoriza\u00e7\u00e3o do im\u00f3vel completa o pacote no m\u00e9dio e longo prazo.<\/p>\n

Isso \u00e9 v\u00e1lido tamb\u00e9m para \u00f3timos apartamentos residenciais, flats, dep\u00f3sitos e, inclusive, terrenos – por mais escassos que sejam. \u00c9 hora de marcar posi\u00e7\u00e3o para colher os frutos depois, como a f\u00e1bula da formiga e da cigarra. Todos indicadores mostram que essa alt\u00edssima taxa de juros estar\u00e1 iniciando um ciclo, lento \u00e9 verdade, mas de baixa consistente nos pr\u00f3ximos anos.<\/strong><\/p>\n

\u00c9 a\u00ed que voc\u00ea vai lembrar com muita \u201cdor\u201d daquela taxa m\u00e9dia de 0,75% + corre\u00e7\u00e3o anual. Por isso meus amigos, janelas de oportunidade n\u00e3o surgem toda hora e n\u00e3o costumam durar muito tempo. Seja voc\u00ea iniciante ou experiente no quesito im\u00f3veis, a constru\u00e7\u00e3o de patrim\u00f4nio em geral se potencializa muito para quem surfa essas janelas de oportunidade.<\/p>\n
